The New Preconstruction
It just makes sense that
BIM coordination, scheduling, and estimating should take place in one workflow. As your team works together to fix clashes, you also want to improve your estimate and schedule based on the newly coordinated quantities.
Otherwise, the typical process has every department working without the knowledge of changes that are occurring daily. This typical process meant gathering together to work out modeling questions, working on estimates, and every few weeks sitting around a table or GoToMeeting for clash detection meetings. The only problem with this set-up is that every two weeks, the offending trade would go back to their offices and fix their model and resubmit it so that they could cross that clash off their list. However, their fix could mean that two or three trades down the line now have a new clash to deal with at the next meeting. There was a vicious cycle of clashes begetting clashes.
We are proposing a new solution for the typical preconstruction challenges: one that gets subs on board early, one that involves the estimating and scheduling teams from the get-go; and one that includes clash detection, but with an interesting new twist: an integrated workflow for coordination by location which includes coordinated quantity counts for the schedulers and estimators.

Why does an early and integrated approach to constructability analysis make so much more sense for preconstruction and operations teams?

If your contract documents are 2D drawings then they need to be compared first so that the 3D models are verified as being accurate. By collating and comparing these drawing sets for any changes, we can eliminate versioning errors with the models. |

When it comes to coordinating the 3D models, the best practice is to do it as early as possible. And the best practice incorporates coordination, estimating, and scheduling and works with the popular model-authoring tools like Tekla, ArchiCAD, and Revit |

Understanding the construction sequencing and workflow, preconstruction planning can be improved by using LOCATIONS. This helps eliminate the ripple effect of fixing one clash only to produce three more clashes in its wake. And by sequencing the trades properly in the Schedule, we can also improve their flow through locations, greatly improving their ability to deliver on time with high quality. |

Now using the coordinated models for scheduling and estimating means that the quantities per location are accurate and viable immediately for the estimating and scheduling teams. The new preconstruction means three disciplines working together in one workflow. Which makes us beg the question, “Why wouldn’t you extend BIM to 4D and 5D now that you’re investing the time to build 3D models?” |
Of course, Owners are savvy and can still use the downturn to ask for hard bids. But progressive Owners understand that a comprehensive preconstruction effort means a better project in terms of budget, schedule, and quality. For those Owners who know the difference between spinning models on a screen and using the model to optimize schedules, answer budget questions, and deliver a quality product, the new preconstruction methodology makes perfect sense: coordinated models feed updated quantities to scheduling and estimating; subs are involved early resulting in more off-site prefabrication; and the integrated workflow keeps everyone on the same page.
