3D BIM for Layout



GCs and CMs have known this for years: the only way that BIM models have any value is if they can positively impact downstream processes like coordination, scheduling, estimating, and field layout. What good is a model if it can’t tell the story of project cost, time, and quality?


At Vico, we’ve already nailed 3D coordination, 4D scheduling, 5D estimating, and onsite production control. Now we would like to introduce Layout Manager – the connection from the Virtual Construction model to the physical jobsite. Layout Manager solves two major problems for construction teams: quickly and accurately identifying layout points AND validating building elements have been installed in the correct location.


There are four major checkpoints in the Virtual Construction process:

1.) The model must be constructable;

2.) The construction documents must match the model;

3.) The fabrication documents must match the model;

4.) Crews must install elements where they were modeled.


Vico Office Layout Manager addresses the fourth checkpoint by providing a solution to help teams ensure building elements are in their correct positions as defined by the model. The solution works in two modes: build-to-design and design-to-build. Build-to-design is proactive and involves the creation of a layout plan and a connection to a Total Station to assist with accurate layout. The design-to-build mode is reactive and gives the team an easy way to use Total Stations to measure in-place elements and compare their position to the plan.


One unique feature to mention is that the layout plan is developed by the PE, Superintendent, or Crew Chief directly in Vico Office – there is no need to work in the original BIM file. This makes navigation a breeze and integrates the layout plan in the Vico Office 5D workflow.
