Model-based scheduling involves the optimal sequencing of tasks and trades, procurement and lead times by using productivity rates and crew sizes. The theory of flowline scheduling describes the optimization process with a location-based schedule. It calculates the optimal sequence and flow of trades through the various locations of the building project. 


This service from Vico's Professional BIM Consulting team deploys a best in class, location-based technique using the quantities derived from the Virtual Construction model (the 4D BIM). This method helps to solve interference problems between subcontractors, thus directly reducing costs and compressing the schedule without increasing risk.


The result is an efficiently-built project, sans the usual stops and starts, overcrowding of trades in various locations, accurate activity durations based on quantities and locations, materials availability matched to location and productivity, and effective production control. The Client’s activity-based construction schedule will be used as the base input for the creation of a location-based schedule, and expert assumptions will be made and recorded throughout the conversion process.



Model-Based Quantity Take Off

Model-based quantities are generated based on the client’s classification system and the location breakdown structure defined in the model.



Flowline Schedule

Vico Construction Services will work with the client, and the client’s subcontractors, to define the construction methods and logic. This input, along with the location-based quantities, productivity rates, and crew sizes (if available), will be used to develop an optimized Flowline schedule.

A simulation of the construction sequence will be created based on the optimized schedule for analysis and presentation purposes. The format will be delivered as an AVI movie and as an interactive simulation in Vico 5D Presenter.

Resource Histogram


Resource graphs and histograms graphically report the number of planned resources on site at any given time. Using the chart settings, the charts can be customized to deliver data on specific tasks or specific resources, thus graphically indicating how smooth the resource profile is.

On-site Production Control


Flowline Schedule for Production Control

Vico will work with Client’s Construction field team to track and monitor using location-based concepts. The Flowline schedule and location-based quantities will be updated based on design changes and changes in methods.


Forecast Delay Warning

A report will be created that flags when a subcontractor’s productivity rate fails to match the planned pace of construction. This option will be priced on a time and materials basis.
