After our webinar on planning and controlling the schedule with 4D BIM scheduling solutions from Vico, we thought our community might like to hear why we think LBMS makes much more sense in today’s construction practice.
Consider the benefits of location-based management system:
1) LBMS was built for construction
CPM and Gantt charts are just not for our industry – they were never built for construction and we only use them today because they became popular as the world started using computers. Now we have a much more powerful solution with a simple user interface which makes location-based management easy and allow us to achieve more realistic schedules using flowline theory. Flowline allows us to plan the way we think – and our superintendents think about continuous work for each trade as they move from one location to the next – it’s common sense!
2) LBMS and Production Control provides an explicit record
Traditional methods are "a bit high here" and "a bit low over there" and "a complete guesstimate right there" but "generally come out in the wash" …don’t they? Not really knowing until the event has passed can’t always be the best way – right?
Using locations helps schedulers to spend more time planning to plan. Instead of just developing a schedule on-the-fly, the planner uses the Location Breakdown Structure>Tasks>Quantities>Logic route to create much better starting plans with a higher chance of being implemented as planned. LBMS provides a structured container to capture the best answers available to more detailed questions to produce more accurate starting data… Why is this schedule task duration in this location 4.5 days? – ah, that’s because there are 40 tons of rebar to install, it takes 9 man-hours per ton at that average bar diameter and Rodbusters have committed to supply two crews of 5 guys to install it ((40tons x 9hrs/ton) / (5men x 2crews x 8hrs/day) = 4.5 days).
LBMS also allows you to quantitatively analyze the explicit data in your plans. For example, we all understand that trade starts and stops can have a negative effect on cost. One of the quantitative metrics in LBMS is the assessment of this start/stop effect between locations. Reducing the number of demobilize and remobilize requirements in the plan is the default outcome when exploiting the Flowline method. Continuous flow is king!
3) LBMS provides clearer and more social Planning AND Controlling functions
Most plans are just used to record against and unfortunately that doesn’t usually allow us to complete as planned. LBMS follows the simple process of 1) commit, 2) measure, and 3) control based on production. LBMS is best implemented using a more collaborative and social process to gather data and gain achievable production commitments. LBMS employs a more granular production metric as the commitment and controlling mechanism and subs can more clearly make production commitments, be involved in monitoring any deviations and implement control actions in order to achieve the original plan. As you can see, the explicit records don’t just stop in planning. More detailed and accurate actual production data is captured in the progressing process … we all know how valuable this can be at a later date.
4) LBMS cubed = True 4D BIM
Just connecting 3D to time provides a sequenced simulation, but little other value and actually consumes a great deal of time in keeping the connections up to date. On the other hand, using accurate 3D model geometry to derive your schedule (rather than contriving the facts by assembling many WAGs) can provide better results. 3D Models can seamlessly supply the required quantities-per-location (using a Location Breakdown Structure for virtual element splitting) to combine with resource productivity for a more accurate Flowline schedule …and out fall many other incredibly useful byproducts: resource charts, concrete demand curves, Cashflow, 4D simulation, reporting, etc.
5) LBMS helps to reduce bids
It’s quite simple: Subs reduce risk allowances as they expect fewer conflicts and the opportunity for continuous work. This is where the true value comes from implementing LBMS. Management by location also means that payments can be location based – requiring locations to be 100% complete and completed in sequence is a powerful management technique. This ensures work is completed as planned rather than work being selectively completed based on its simplicity and to trigger payment schedules.
There are many reasons to consider switching your construction planning, scheduling, and controlling practices to Vico. None of which is more important than providing a valuable customer experience to your Owners. Vico solutions provide the construction deliverables that mean the most to Owners:
