What's Hidden Behind Your Gantt Chart?

Not all case studies have fairytale endings. 


In fact, in order to compare one construction scheduling system to another, we need to take a baseline measurement.  This is what we did at an acute care facility in northern California.  We observed the construction schedule being managed with traditional CPM methodology and recorded the impact to the schedule (both in terms of labor costs, as well as schedule duration). 


This case study illustrates the negative impact of ASAP management -- or starting as many locations as soon as it is possible.  This stands in stark contrast to LBMS methodology where we wait for locations to become free and clear so work can continue unimpeded.  This video also illustrates both the blow-fly effect and flat-lining where crews are dispersed after work has started on a particular location.  Not only does the location suffer, but remobilizing the crew takes significant managerial effort.  The resource histograms show this jobsite variability which we know lends itself to safety issues and increased project risk.  By measuring just the impact of the electrical work, this case study documents that over 6,600 manhours were wasted onsite, costing the Owner over $600,000. 


If we extrapolate those figures across the trades, this case study proves that managing to start dates and throwing resources at open areas actually causes more harm than good and sends the construction schedule into a death spiral.
