Many GCs claim hundreds of thousands of dollars of cost avoidance with clash detection and that is fantastic. But unfortunately, the process is filled with inefficiencies as one trade moves an element to fix a clash, but creates two more clashes down the line. By designating one person as the leader and following a rigorous System Priority Structure, 80+% of the clashes can be resolved before reengaging the design team and subs.
Coordination Resolution is a Lean Construction approach to clash detection and coordination. Typically, our process is 40% faster than traditional coordination efforts because of our System Priority Structure. We have developed a weighted system for evaluating clashes and determining which system to fix first. These decisions are dependent upon labor factors, as well as material factors, and our own rule not to compromise design and diagrammatic intent. This rule means that we will make the necessary changes up to a pair of offset fittings - at this point, if we feel that a change would compromise design or diagrammatic intent, we will mark up the clash and return it to the designer, engineer, and/or sub for their input.
We are also very rigorous and methodical starting our coordination process to mirror the construction workflow. This means that we start with underground plumbing looking for conflicts with footings, grade beams, invert elevations, angles of repose away from footings, etc. and then moving on to risers, primary ducts, secondary ducts, and gravity pipes.
We have found that using this System Priority Structure and weighted grading system for clashes that 80+% of clashes can be fixed by one person. The remaining unsolved clashes are well-documented and delivered in a comprehensive report to the design team and subs.
The Vico Coordination Resolution Service includes five phases: modeling; resolving clashes with our System Priority Structure; working with the design team and engineers on key issues; working with the subs to increase the level of detail; and finally a 6D model which includes submittals and materials preferences. Two other benefits from this process include the 2D installation drawings and composite drawings.
Phase 1: We can build the models for you directly from the drawings - our modeling services are quick, efficient, and thorough and include a rigorous quality assurance process. Conversely, we can also help you determine if existing models can be used for the construction coordination effort. Phase 2: This is the coordination process led by our Construction Services Team. You will have one point of contact who takes the lead in sorting and prioritizing the clashes based on the agreed upon System Priority Structure. This document includes a weighted grading system for clashes clearly indicating which clash takes precendence based on materials and labor costs.
Phase 3: Next we work with the design team, subs, and engineers to iron out the remaining 20% of clashes which are comprehensively documented in our Constructability Report.
Phase 4: To round out our work with the Subs, we work with them develop the Level of Detail necessary to output their 2D installation drawings.
Phase 5: More and more Owners are requesting 6D BIM models which encapsulate the as-built conditions.
And now that you have a coordinated project, we can extend the data contained within your 3D BIM models to 4D scheduling and 5D estimating. We can also include points and coordinates for your Total Station. These can be modeled inside your coordinated models and exported directly to your hand-held device. And this system works in reverse -- points taken in the field can be imported back into the model and compared. We call this Design to Build and Build to Design.
