3D BIM. We'll start with the low-hanging fruit of constructability analysis and coordination with the 3D model. Many of our customers report that this where the "A-ha!" moments occur. Sitting in a weekly meeting with all the subs becomes much more productive when you're able to "ask the model questions" and pose what-if scenarios. And, of course, solving clashes in the virtual building saves time and money over solving the same problem out in the field.
So whether you solve 300 clashes at an average value of $4,000 each or solve 750 clashes at $2,000 a piece, you're still saving a serious amount of money. And given the fact that you won't be engaged in re-work, re-fabrication, and stalled work crews, you'll also be saving on the scheduling side of the equation, too.
And with Vico Office, you're now able to compare and analyze models from Tekla, Revit, and ArchiCAD. So when you receive the architect's model in Revit, the structural steel model from Tekla, and the MEP model in ArchiCAD, you can overlay them for the whole team to see.
4D Scheduling. We'll then move to 4D scheduling and optimal sequencing of tasks and trades. We'll offer a brief primer on flowline scheduling to describe the optimization process with a model-based schedule. It's not rocket science, it's really common sense, but it forces the optimal sequence and flow of trades through the various locations of the building project. As you can image, framing needs to occur before drywall before painting. A flowline schedule lets you visualize the crews by location by productivity rate.
If you can organize the schedule such that trades can "work through" the entire building without stops and starts, you can imagine the better pricing and quality you'll receive.
5D Estimating. Next up is 5D estimating starting with a robust construction quantity takeoff. With these construction quantities, we can drive a precise estimate (and schedule). And with the easy visualization of the model, you can quickly see which elements have been costed already, and which elements still need attention. And it also allows Owners to see which/how areas of the building are contributing to the total cost of the building.
We'll also demonstrate how the estimate lives and breathes throughout the project as the design moves through iterations. As the level of detail increases in the model, the estimate hones in on the final number.
Layouting. The BIM doesn't stay trapped in the corporate office! As the project migrates from preconstruction out to the field, the BIM moves with it! By simply selecting points within the model and transferring them to the Trimble LM 80, they can be laid out in the field with the help of the Total Station. Conversely, construction intersections from the field can be plotted and laid over the BIM to determine tolerances and check for errors.
Production Control. Now in the project engineer's and superintendent's hands, the BIM has a new life in the field. Now the two-week look-ahead schedules for the trades is visual and spot-on based on construction quantities. Now the Friday walk-throughs for percentage complete has a new degree of rigor with the "as built" model.
