The Way Coordination Should Work
We’ve been talking a lot about Coordination lately at Vico. That’s because we believe we’ve found a better way to do it. The typical preconstruction process meant gathering together to work out modeling questions, working on estimates, and every few weeks sitting around a table or GoToMeeting for clash detection meetings. The only problem with this set-up is that every two weeks, the offending trade would go back to their offices and fix their model and resubmit it so that they could cross that clash off their list. However, their fix could mean that two or three trades down the line now have a new clash to deal with at the next meeting. There was a vicious cycle of clashes begetting clashes.
We’ve designed four different types of Coordination Services to help GCs take the frustration out of the process and speed the cycles. Final deliverable packages are provided in multiple formats which allow your project team to integrate them into any existing practices, such as shop-drawing submissions, RFI tracking, fabrication detailing, and installation drawings. Within just a few weeks we provide solutions to an average of 80% of the clashes on a project and also identify any areas which require additional attention. A constructability and coordination report, 3D models, 3D centerlines, and 2D annotated drawings are all turned-over so that each installing contractor can assume ownership while continually leveraging our efforts throughout the project.
Which of these packages is right for your project?
Design-Intent Coordination: Broad coordination services based on specified manufacturers and materials from the project documents. Design-intent is the fastest coordination process and works very well for early design verification, as well as hard bid projects.
2D Drawings Change Report: Compare all the drawing sets to their previous version highlighting changes. This step speeds modeling by quickly investigating changes and fixing the root of the issue.
Coordination Drawing Sets: Detailed and accurate coordination takes place following a System – Priority – Structure similar to traditional methods. Subcontractors provide submittal data and equipment information to ensure accurate modeling and to mimic near-installation conditions. Vico experts then generate detailed coordination drawings fully annotated with dimensions including: to column lines, to steel, elevations, etc. The drawings are broken out by trade or combined, reviewed by the project team for accuracy and efficiency and then final delivery for use in the field.
Virtual Mock-Up: The most detailed and precise form of virtual constructability analysis and coordination. Virtual mock-up coordination is an exact replica of the work needing to be installed and helps the project achieve fabrication-level design of the project.
By staffing each project with a virtual construction specialist in all fields, architecture, structure, MEP/FP, we are able to use staggered development of all trade models simultaneously, similar to field installation practices. We complete most projects within 4-6 weeks of starting. Clashes are identified, resolved, and communicated using automated clash detection and detailed reporting techniques. Each issue is given a precise ID, grid location, trades responsibility, and sufficient details for follow-up and/or confirmation. Severity ratings are assigned to each issue to help separate high priority review items from lower priority items, again saving your project team valuable time. Reviews with the project team are conducted virtually and often so that everyone remains engaged.

With multi-disciplinary teams working together, GCs need a different approach to coordination - a different methodology - Coordination 2.0 if you will.
