Constructech Magazine Chooses Holder and Vico for Vision Awards


Technology is well-known as an enabler for great shifts in innovation, efficiencies, and communication.  With the Vision Awards, Constructech Magazine honors companies that have realized the advantages of applying modern technologies to their everyday businesses.  This year's Vision Award goes to Holder Construction for their use of Building Information Modeling (BIM) technologies from Autodesk, Graphisoft, and Vico Software.


BIM is more than a technology, though; it is a new process for project success.  By forcing collaboration between the project stakeholders with the assistance of a data-rich 3D model, many many details and discrepancies can be ironed out in advance, well before ground is broken on the site.  Holder Construction introduced BIM to the project team for the Aquarium Hilton Garden Inn, a $46M downtown project on a restricted site, with tremendous results.


Boulder, CO and Atlanta, GA -- August 22, 2008 - When Holder Construction won the $46M Aquarium Hilton Garden Inn project in downtown Atlanta, they knew they had something to prove: they could be the technology innovator and leader and introduce the power of BIM to the owner and the architect.  Now that the hotel is open (March 2008), the project is being heralded as a great example of innovation in the AEC industry. 


Holder Construction utilized 5D Presenter from Vico Software to share project information with Legacy Property Group and Stevens & Wilkinson/Stang & Newdow. Simply being able to see the building in three dimensions was a huge step forward in the preconstruction process.  The entire team had the ability to see, walk through, and engage with the spaces they had designed and approved, but never really "saw" until the 3D model.


One of the key uses of BIM on the project was a category called collision detection.  This simply means that design discrepancies are caught on the computer screen before costly RFIs and change orders need to be issued from the field.  The 3D model enabled the teams to identify 590 of these collisions and saved the project team $800,000.  This feature, in and of itself, is a significant way to mitigate risk for all stakeholders.


"Mitigating risk, managing costs, and speeding delivery - these are three functions that characterize a successful construction project when done well," stated Mark Sawyer, CEO of Vico Software.  "Using Virtual Construction contractors build the building twice: once with the BIM model in preconstruction and planning, and once on site. BIM benefits extended to the sub-contracted trades, such as HVAC, plumbing, and electrical.  By reviewing the Mechanical/Electrical/Plumbing (MEP) model done in Vico Software's Constructor, the owner maximized the value that the trades brought to the table.  Their installation was considered thoroughly (literally from every angle with the model) before they ever stepped on site.  And the whole project benefitted from their knowledge and experience applied to the model.  The coordination that took days in 2D took hours with the BIM model.


"Getting subcontractors involved early in the process is critical for the success of any BIM project," remarked Paul Hedgepath, Senior BIM Engineer at Holder Construction.  "This is one area where we'd like to see BIM coordination grow - we should be able to accept and incorporate models from all the subcontractors in order to fine-tune estimates and scheduling."


Now, after successfully implementing BIM technology for visualization and trade coordination, the project team is eager to extend the scope and potential on future projects to include features of 5D virtual construction:

** Preconstruction trades scope verification

** Weekly jobsite meetings and subcontractors coordination

** Look-ahead schedules by trade, by location

** Model-based quantity takeoff and estimating

About the Project

The Aquarium Hilton Garden is a 484,000 square foot facility.  The mixed-use development consists of a 14-story, 242 room hotel, a 700 vehicle parking structure, and 25,000 square foot of retail space at the ground level.  The structure occupies a prominent corner in downtown Atlanta adjacent to Centennial Olympic Park and the Georgia Aquarium.  The owner, Legacy Property Group, utilized a Construction Management at Risk (CM at-Risk) with a Guaranteed Maximum Price (GMP) project delivery approach contracting with Stevens and Wilkinson Stang and Newdow, Inc. as the design architect and Holder Construction Company as the general contractor.
